What types of land do you buy?

We buy many types of vacant land — residential lots, rural acreage, recreational land, inherited property, and parcels that have been sitting unused for years. If you don't want it or don't plan to use it, we're interested.

How do you determine your offer price?

We look at recent sales in the area, property size, location, access, utilities, and current market conditions. Our goal is to make you a fast, fair, no-pressure offer based on the land's current market value.

Why is your offer lower than full market value?

Traditional retail value assumes working with a realtor, listing the property, paying commissions, and waiting months for a buyer. We buy land as-is, cover all closing costs, and make the process quick and hassle-free. In exchange for that convenience, we purchase at an investment price rather than full retail.

Are there any fees, commissions, or hidden costs?

No. You pay zero fees. We cover all closing costs, title work, and paperwork. There are no commissions when you sell your land to Wilderland Properties.

How does the closing process work?

We work with a reputable title company or closing attorney. They verify ownership, prepare the documents, and handle the transfer of funds. This keeps the process safe and secure for you.

Do I need to clean up the property or make improvements?

No. We buy land exactly as it is — even if it's overgrown, needs cleanup, or hasn't been visited in years.

What if I live out of state?

That's very common. Most of our sellers don't live near their land. We handle the process remotely, and you can sign all closing documents electronically or through the mail.

How will I get paid?

You can choose the option that works best for you: wire transfer, direct deposit, cashier's check, or standard check from the title company at closing.

What if my land has back taxes or liens?

In many cases, we can still buy your property. Any back taxes or liens can often be paid off at closing using part of the sale proceeds, so you don't have to pay out of pocket upfront.

Am I obligated to accept your offer?

No. Getting an offer is completely free and there is no obligation or pressure to move forward. If it's not the right fit for you, you can simply decline.
